Application Process

How Do I Apply For A Unit?

The application process may contain a number of steps, depending on the individual’s circumstances. Each step is outlined below:

Step 1: Decide Upon a Unit

View the model suite and/or the unit you desire to rent. This is best accomplished by contacting the Property Office of the building where you wish to rent. In most cases, daytime, Saturday, and evening appointments can be accommodated. Once you have decided upon an available unit the documentation will need to be completed. Units are rented on a “first come, first served” basis and cannot be held pending paperwork.

Step 2: The Application

Complete the entire Rental Application process by printing and completing the forms below:

Ridgeway & Somerset Apartments Forms The Estates Apartments Forms Heritage Place Apartments Forms Northfield Gardens Apartments Forms The completed forms need to be submitted to the Property Office for the building where you wish to rent. Please find those addresses through our properties page. At this time you will be required to submit the Contract Deposit, also known as “Last Month’s Rent”.


Step 3: Acceptance / Decline of the Application

The application is reviewed by the Administration Office and one of 3 outcomes may occur:
  1. Accepted: the majority of completed applications are accepted after undergoing income, current/previous Landlord, and credit history checks.
  2. Requires Additional Information: In some cases an application may require additional information or clarification. The applicant will be contacted and given a period of time to provide the required information.
  3. Declined: On occasion an application may be declined. You will be advised and the Contract Deposit will be returned.

Step 4: Signing the Lease

Once the application is accepted the lease will need to be signed. The Property Office will contact you and arrange an appointment for this task. In addition, if you desire the rent to be directly debited from your account each month, this will need to be set up:
Step 5: Ready to Move

There are a number of things to consider when getting ready to move in:
  • At least 2 weeks prior to the move in date, hydro should be arranged if you are moving into a building where it is rent + hydro.
  • A moving elevator and time should be arranged a minimum of 5 business days in advance. Be aware that the sooner you book the elevator, the best selection of day/time will be available.

Step 6: Picking Up the Keys

The keys will be available on the “possession” date as indicated on your lease. However, an appointment to meet and obtain the keys should be set up with the Property Office at least 2 weeks in advance. Setting this up early will ensure you know the time that the unit is expected to be ready for you and reduce delays or unexpected surprises. Please be aware that the Property Office can only accommodate key pick up after hours and on Saturday by appointment. We are closed on Sunday.

Tenant Insurance

If a fire starts in your unit or an aquarium leaks, etc. as a result of your actions and/or malfunction of your equipment and/or furnishings, you are responsible for any and all damages caused. This may include other units affected and the damage to the unit itself.

If you have Insurance

A fire or other disaster is a tragedy and you may have lost some possessions or lost everything. Fortunately for you, you have a good insurance policy and your insurer comes out the very next day, puts you up in a hotel room, covers your living expenses until you can find another place to live, and provides you with funds to purchase replacement belongings. If the neighbours below, above, or around you suffered damage, they too have a right to be compensated. If you have insurance, you may be covered. The disaster may be a terrible inconvenience but you’ve got it covered.

If you don’t have Insurance

A fire or other disaster is a tragedy and you may have lost some possessions or lost everything. The Red Cross came out and helped you with a place to stay for 2 nights, a toothbrush, and some other personal items but you’re not sure where you’re going to go after that. You don’t have any extra money saved and now have no furniture, no clothing, no pots and pans – nothing. It will take forever to recover. Now the neighbour below is suing you for the damage to their possessions. Worse yet, it will take a few days to get back on your feet and since you’re missing work you won’t get paid and your bills will get behind. It looks like you might have to declare bankruptcy.

What About the Property’s Insurance?

Insurance is carried on the property and it covers Stamm only. Our insurance does not cover resident belongings regardless of who is at fault.

Who Should Have Insurance?

Insurance is highly recommended for all residents in order to ensure that their belongings are covered in case of an event, but also to cover any damage that may be done to the building and/or other units.

Further, insurance is your best option in order to recover quickly and have immediate needs met after a significant event occurs.

Where Can I Obtain Further Information?

Stamm Investments Limited does not endorse a particular insurance company. Most insurance companies should be able to assist you with residential tenancy insurance. This insurance is usually reasonably priced an is your best resource in case of an emergency situation.
